Mahogany Bay Resort Gains Booking Momentum

Mahogany Bay Resort and Beach Club, Curio A Collection by Hilton has a new general manager! Sandra Grisham comes from a long history of resort management at high-end Caribbean establishments. We’ll have a feature on her in an upcoming issue, but first, here are Sandra’s preliminary observations after her first month in Belize.

I’m thrilled to be on board here at Mahogany Bay Resort and am confident that we will reach our 2018 goals. That being said, we request all owners, friends, and family to ‘like’ our Facebook page, leave us a positive TripAdvisor review, and if you have pictures of your time in Belize please post them to Facebook or Instagram with the hashtag #howtobelize don’t forget to tag Mahogany Bay Village!
We are also making great strides with resort amenities: new beach and pool toys, a new daily happy hour at Shaken, a welcoming garden area in front of The Great House, as well as a comfortable seating area for guests waiting to depart to the Beach Club, and last but not least the opening of Sticky Fingers food shack has started off with a bang thanks to our delectable homemade ice cream!The resort is getting numerous guests who are new to Belize, both Hilton Honors members and those who found us through Expedia. The family travel aspect of Belize is really wonderful: multi-generational families, mothers and daughters, and siblings traveling together for adventure! Currently, the booking pace is averaging 30 – 40 days out.

Since my arrival in early March, I have seen resort occupancy and future bookings show promising growth based on our brief operating history that began in December. I’m happy to report that we have reached our occupancy goals for March and are now working on increasing our ADR to reach our overall revenue goals.

Group Travel Arrives On Ambergris Caye

If you’ve done your due diligence on the Ambergris Caye real estate market, you’ve surely noted the historic struggle to accommodate large groups due to lack of facilities. Mahogany Bay Resort was founded as an answer to fill this niche and we are excited to share our group sales developments with you!

Regarding group business at Mahogany Bay Resort and Beach Club, we are presently averaging one large group per month and are actively working to expand our group sales in 2018. Since our December opening we’ve hosted an incentive trip for Colder Products Company, a yoga retreat through Science and Soul Wellness, and a student tour group. As for future groups, we have five more corporate incentives, three yoga retreats, and three destination weddings confirmed for the balance of 2018. We also have several proposals out at present for more groups this year, as well as group requests that are being worked on for 2019 & 2020. We’re proud to be a game-changer in group travel to Ambergris Caye, Belize!

Thank you for your suggestions on topics for The Insider! Because you asked, here is the breakdown of the Resort Fee.

What is the Resort Fee? 

  • The Resort Fee is a charge assessed on each unit occupied, per night, on the resort units of Mahogany Bay Village. We created the Resort Fee to avoid “nickel and diming” our guests for the full experience available at Mahogany Bay Resort and Beach Club.
What does the Resort Fee cover?
  • Continental breakfast per person, per morning
  • Airport transfers between San Pedro Airport and Mahogany Bay Village
  • Unlimited boat transfers between MBV and The Beach Club
  • Unlimited use of all beach “toys” like paddle boards, kayaks, games, etc.
  • High-speed internet
  • Movie channels

As you’ve likely noticed, Mahogany Bay Village and its components have received around a dozen recent mentions in high-profile mass media. Thanks to Beth Clifford’s press tour in late 2017, the world is catching on to MBV and Belize! Highlights below:
  • Bloomberg published an article on the changing face of tourism in Belize, featuring Mahogany Bay Village with commentary from Beth Clifford.
  • Mahogany Bay Resort and Beach Club was selected as part of Travel + Leisures 2018 It ListThe “It List” is Travel + Leisures exclusive annual curation of the best new and freshly-renovated hotels around the globe.
  • Mahogany Bay Resort was mentioned in a recent Belize feature in Architectural Digest, also known as The International Design Authority.
  • Martha Stewart Weddings recognized Mahogany Bay Resort as one of two top resort picks for Ambergris Caye in its recent The Honeymooners Guide to Belize, featuring honeymoon-worthy hotels, eats, and sights across Belize’s mainland and cayes.

Mahogany Bay Beach Club Goes Full-Service 

Mahogany Bay Resort’s Beach Club welcomes owners and all guests staying at Mahogany Bay Village daily from 10am to 5pm. Shuttle boats operate every 30 to 60 minutes between the resort and the beach. Pickup is currently located at the main canal behind BeanRum+, and will soon be moving to the new dock in Mahogany Bay Marina.Snacks and Libations

Guests can enjoy the full bar and restaurant serving up beachy specials such as fresh conch ceviche and frozen coconut mojitos! Also available is a daily barbecue lunch and  la carte bar menu all day. As the Beach Club is exclusive to overnight guests at Mahogany Bay Village, food and beverage charges are added to the room folio to be paid at checkout, so no need to worry about bringing cash!

Fun in the Sun

Boats have been filled throughout the day with guests enjoying the scenic trip over open water to our private paradise. Guests make full use of our complimentary water toys like paddle boards and kayaks. Science and Soul Wellness is holding regular SUP classes at the beach as well. What a treat to pioneer the first beach club in Belize!

More Restauranteurs Flock to the Townlet!

Panades Kitchen is one of three new food shacks serving up delicious bites at the Village Green at Mahogany Bay Village. Kenneth Obando opened his MBV location in February after running a successful empanada shop for years in San Pedro Town. On the menu are savory empanadas made with your choice of meat, seasonal seafood, potato, beans, and the green leafy vegetable of Belize, chaya. Also available are tostadas, ceviche, even smoothies made out of local tropical fruit. Your taste buds wont be disappointed. When we caught up with Kenneth in late March, he was passing out free rum shots to celebrate the birth of his new baby girl, born March 19th! Congratulations Kenneth!

Dirty Martini is the island’s newest martini bar, offering one of the best damn dirty martinis you’ve ever had go figure! For a friendly neighborhood spot to watch sports and enjoy some seriously tasty food and drink, Dirty Martini does not disappoint. Open daily from 11am – 10pm, and open until midnight on Friday and Saturday.

Top Dog Hot Dogs is another establishment from owner Mike Rorie of Dirty Martini. Choose from nine different hot dog styles or create your own. Toppings include the usual suspects (ketchup, dijon, mayo, sauerkraut) but also homemade chili, baked beans, Top Dog Secret Sauce, and of course Belize’s culinary claim to fame: Marie Sharps hot sauce! Open daily from 11am – 8pm.

Sticky Fingers just opened a few weeks ago but is already enjoying its reputation as the go-to sweet spot on the south side of town. They’re serving up ice cream, sorbet, and original New York style doughnuts. Everything is made in-house, including the waffle cones! Flavors range from old school (rum raisin) to local (coconut) with all the originals in between. Open daily from 11am – 7pm, closed Tuesday.

Caribbean Homes & Exports Gets a Kiln!

As the demand for Caribbean Homes & Exports building and furniture grows, we are required to have more consistency over the supply and quality of our raw materials. The recent addition of a kiln to our Belmopan factory means that fresh cut lumber can now be delivered directly from the forests of Belize with no middlemen. The sustainably-harvested wood is let to air dry for three weeks, then it’s ready for the kiln. Once the kiln-dried wood reaches 10% moisture content, it’s ideal for woodworking and is ready to be made into our next home or furniture piece!

Belize International Airport

The Mahogany Bay Village center at BZE is now open! This location serves as the first welcome to our Curio guests to Belize and positions us to serve as an ambassador for all Belize travelers. In addition, it provides prime promotion space for all of our businesses at Mahogany Bay Village. All visitors to our BZE airport location can obtain all sorts of travel information, reservations, golf cart rental, and excursion bookings on Ambergris Caye and beyond.

Incoming visitors will be pleased to pick up quality sundry items to prepare for their Belize vacation such as organic bug spray and reef- safe sunscreen. Travelers on their way out can purchase souvenir items and wooden gifts to take home a piece of authentic Belize. Our full line of MBV logowear is also on sale.

Downtown San Pedro
Our in-town location across from Tropic Air baggage claim has been in full operation since our December 6th opening. Here we offer full concierge services and we welcome guests deplaning at both Maya Air and Tropic Air, providing them with complimentary transportation to Mahogany Bay. These transfers are serviced by MBV staff in our Wheels-branded carts, as well as by four individual cab drivers whom we have prequalified to meet our service standards. In addition, we have carts parked in front of the office for walk-ins and last-minute rentals.

Construction Progress, Q1 2018

Bullet Tree Avenue
Bullet Tree Avenue (Street 2) has been built out for some time, and by the end of Q1, we are very near 100% completion of both Interior Finish and MEP Trim (mechanical, electrical, & plumbing systems). Landscape progress on Bullet Tree still hovers around 40% completion since it is the final step to be completed before all lots are ready to be released into the Hilton rental program.

Our procurement team is also working diligently on the importation of all the necessary furnishings and electronics under the resort furniture packages lots on for Bullet Tree Ave. We are around 60% underway on electronics imports (a/c units, safes, televisions, appliances) and 70% complete on all other imported furnishings (linens, decor, small goods).

Cabbage Bark Avenue
Cabbage Bark Ave (Street 3) has been 100% complete since the hotel’s opening date on December 6, 2017.  All of the 105 currently-operating Hilton hotel rooms are located on this street.

Dogwood Avenue
On the property’s residential south end at Mahogany Bay Homes (Dogwood Avenue / Street 4), we now have a total of 13 townhouses built and are currently almost complete with an additional 5-unit townhouse building. Strong sales momentum on townhouses has our incredible building teams working around the clock to deliver the finished products.

By the way, have you noticed that our streets are named alphabetically? It’s a common tradition in North America. Ours is a wood theme: Acacia, Bullet Tree, Cabbage Bark, Dogwood … any suggestions for “E”?

 

The Village Gets Festive

Sunset at Mahogany Bay Village is the place to be! Shaken sunset bar has a fantastic daily happy hour with 2 for 1 cocktails, sangria specials, nachos, and more! We’ve dubbed our happy hour “Croc Tail Hour” to embrace our scaly and toothy pond neighbors. Whenever a crocodile is spotted, a bell sounds and free shots are distributed all around! We also have live music every Sunday for brunch at our all-day restaurant, The Verandah, with more live entertainment coming during the week.
